Michelle Richardson is the Managing Broker for LoKation Real Estate, where she provides daily guidance and direction to the 4,500 Realtors who look to her for support. She brings an unmatched enthusiasm for finding innovative ways to motivate agents and simplify their day to day tasks, and she takes great pride in heading up LoKation’s mentor program, thoughtfully matching new agents with experienced ones to complement each other’s strengths and cultivate personal growth. Originally from Vancouver Island, BC, Michelle lived in Seattle before making her way to South Florida, where she found her passion for helping others achieve the American Dream of homeownership. Over the course of her career, that passion has evolved from serving customers directly to empowering Realtors to better serve their own. She lives by the motto “I can find success by helping others succeed.”

Common questions
Every agent signs an Independent Contractor Agreement, which is standard at any brokerage, but there is no term commitment: no annual contract, no lock-in, and an open-door policy if you leave.
No hidden fees. The only required cost is your plan fee. Anything beyond that is optional, including add-on tools and outside vendor services at rates negotiated specifically for LoKation agents.
Fast. LoKation’s online join process lets you select your state and join in minutes. In Florida, your license is typically transferred within an hour of registration during business hours.
Support is a pillar of LoKation. You’ll have access to multiple non-competing brokers and a full broker support team, available however you like to connect: call, email, Zoom, in person, or a scheduled appointment. When you need an answer, there’s always someone ready to help.
Yes. You can switch between Blue and Silver once every 6 months. If you switch from Blue to Silver and change your mind before your next billing date, there is no restriction to switch. Transactions executed before the switch stay under the original plan.
For hands-on sales work, practically yes. You will join the MLS or board serving your market. There is also a Non-Board Referral option for agents who only want to refer business.
Yes. New agents are required to go through the Agent Kickstart Course, designed to bridge real estate school and actual deals. You are also backed by the A.C.E. program, live weekly classes,and support from our team.
BoldTrail is the core platform, covering the front-end website, CRM, AI and drip campaigns, and automated follow-ups. It is available discounted to LoKation agents for a $99 setup fee and $50 per month with no contract.
LoKation partners with third-party referral sources such as OpCity, each with their own referral fee at closing (typically between 25%-40%).
Absolutely. Nothing requires office attendance. LoKation is built virtual-first, with Smart Spaces and conference rooms across Florida available when you need to meet clients or close in person.
Yes! Teams are encouraged and supported.
You have multiple options when it comes to your online presence. LoKation provides all of its agents with branded, indexed bio pages that provide dual function as lead capture. In addition, BoldTrail is discounted for LoKation agents for an IDX website option.
Yes, where you are licensed. LoKation operates in Florida, Georgia, Alabama, South Carolina, Texas, and Colorado, so agents licensed in more than one of those states can hang all of those licenses under the LoKation brand.
