Over nearly four decades, I’ve experienced this industry from almost every perspective, from institutional executive and investor to developer, commercial broker, and residential professional, and I’ve navigated six major economic cycles along the way. As the Managing Broker of LoKation® Real Estate in Texas, I bring that breadth of experience to helping agents at every stage of their careers build stronger, more successful businesses, backed by strong brokerage standards and sound real estate practices. FAQ
Common questions
Every agent signs an Independent Contractor Agreement, which is standard at any brokerage, but there is no term commitment: no annual contract, no lock-in, and an open-door policy if you leave.
No hidden fees. The only required cost is your plan fee. Anything beyond that is optional, including add-on tools and outside vendor services at rates negotiated specifically for LoKation agents.
Fast. LoKation’s online join process lets you select your state and join in minutes. Texas license transfers happen through TREC’s REALM Portal. You log in and request sponsorship from LoKation (or we send you the request), we accept, and the change is effective as soon as it shows in the portal.
Support is a pillar of LoKation. Your broker is available however you’d like to connect: call, email, Zoom, or a scheduled appointment. It’s the responsive, personal support of a boutique brokerage, with the resources of a national one.
Yes. You can switch between Blue and Silver once every 6 months. If you switch from Blue to Silver and change your mind before your next billing date, there is no restriction to switch. Transactions executed before the switch stay under the original plan.
Yes. You are required to join a Realtor Board and MLS in Texas.
Absolutely. If you’ve been licensed under a year or have closed fewer than 4 South Carolina transactions, your first 3 transactions with LoKation carry a 20% split to the Broker while you get extra hands-on support. After that, you’re on your full plan. Join a LoKation team or pair with a LoKation Mentor and the split is waived entirely.
BoldTrail is the core platform, covering the front-end website, CRM, AI and drip campaigns, and automated follow-ups. It is available discounted to LoKation agents for a $99 setup fee and $50 per month with no contract.
LoKation partners with third-party referral sources such as OpCity, each with their own referral fee at closing (typically between 25%-40%).
Absolutely. Nothing requires office attendance. LoKation is built virtual-first, with Smart Spaces and conference rooms across Florida available when you need to meet clients or close in person.
Yes! Teams are encouraged and supported.
You have multiple options when it comes to your online presence. LoKation provides all of its agents with branded, indexed bio pages that provide dual function as lead capture. In addition, BoldTrail is discounted for LoKation agents for an IDX website option.
Yes, where you are licensed. LoKation operates in Florida, Georgia, Alabama, South Carolina, Texas, and Colorado, so agents licensed in more than one of those states can hang all of those licenses under the LoKation brand.
